The Consumer Financial Protection Bureau has released an updated version of its “Your Home Loan Toolkit,” which is a guide for prospective homebuyers navigating real estate settlement services and mortgage costs.
The guide, also known as the Special Information Booklet, is mandated under Regulation X (12 CFR 1024.6) and Regulation Z (12 CFR 1026.19(g)), which implement the Real Estate Settlement Procedures Act and Truth in Lending Act.
While the revised version, dated July 2026, does not appear to create any new regulatory obligation or change the underlying delivery requirements, the booklet itself has been substantially revised and modernized.
One important operational issue for lenders to note is that CFPB’s online instructions indicate that institutions may continue using existing printed inventories of prior versions until supplies are exhausted, but new print runs and electronic delivery systems should transition to the updated booklet. Some lenders that rely on third-party loan origination systems may not yet have received updated versions from their vendors.
CFPB regulations require updates to be announced in the Federal Register. Because no official notice has yet been published, it is unclear whether the agency can mandate use of the new version. Pending further official Federal Register notice or clarification, lenders should consult legal counsel regarding implementation.
